The Showing Agreement

Making sense of how buyers need to navigate shopping for homes with the new rules implemented locally and nationally by understanding California’s Buyer Representation Agreement, also known as the Showing Agreement.

1. What’s Changed?

New California law (AB 2992) effective Jan 1, 2025 in conjunction with the 2024 NAR rules require a written buyer-broker agreement for all NAR member agents prior to showing properties and writing offers. The objective is to provide buyers with a clear and transparent understanding of agent and broker relationships and obligations.

2. When is it Required?

A signed agreement is necessary prior to any property showings (outside of public open houses). Additionally, this agreement will be incorporated with any offers and will become a part of the buyer's  purchase contract.

3. What’s in the Agreement?

  • Scope of services (showings, negotiations, guidance, etc.)
  • Termination / expiration / renewal
  • Property type(s) and location(s)
  • Broker compensation (any compensation on the buyer's side of the transaction will be passed on to the seller on the purchase contract.)
